Reliable sealing of garage

If moisture penetrates into the garage, it is not only annoying, but can also cause damage to equipment and vehicles. Mold growth is also a risk and can become a health danger. The best way to combat wetness is good planning and care in building from the beginning. But a garage can also be subsequently sealed. The various products from BT innovation support you in this.

Common causes of moisture in the garage

Any structure inherently brings some weak points where water can penetrate. At the garage it is often the flat roof, which is not or no longer tight. But drainage also plays a crucial role.

If rainwater cannot drain off properly, it will seek other paths, for example through the roof or down the side walls of the garage. So rain gutters and downspouts not only ensure that rainwater can run off, but also prevent damage to the rest of the garage.

InnoElast® – Effective sealing of joints in garage walls, floors and roofs

Leaky joints and moisture from below are other problems garage owners often face. Especially older garages, which have been exposed to the weather for a long time, show damage to the roof and walls over time. If moisture penetrates through the joints in your garage, it is best to use InnoElast® Type 1 and InnoElast® Type 2. Leaky joints in the garage roof and walls can be sealed permanently with InnoElast® Type 1. Joints in the floor are reliably closed by using InnoElast® Type 1 or InnoElast® Type 2. The InnoElast® system is absolutely reliable and can be used by anyone. The sealant has an extremely high adhesion and can therefore be used on almost all substrates indoors and outdoors. Due to its special composition, InnoElast® is a low-shrinkage, permanently elastic and weather-resistant sealant.

Application:

Using a tubular bag gun, InnoElast® Type 2 is applied to a clean substrate and then cures effectively. The skin formation time is between 2 and 3 hours (type 1) and 15 minutes (type 2) at a room temperature of 23°C and humidity of 50%, the curing time is 3mm in 24 hours. A primer is not required beforehand. However, it is recommended to insert a joint filler cord and tape the edges. Pressing and smoothing creates a strong bond with the joint edges.

When do I decide on InnoElast® Type 1 and when on Type 2?

InnoElast® Type 1:

  • for movement joints with movements up to 25%
  • for joints that are only sprinkled and where no water pressure is applied

InnoElast® Type 2:

  • for joints exposed to chemicals (acids, alkalis, selected fuels)
  • for joints exposed to pressure water up to 4,8m water column
  • for joints that are adjacent to bituminous materials / coatings and should be tight.

LiquidElast® Type P – Your professional for permanent sealing of garage floors and foundations

If moisture rises up through a leaking foundation, you should seal across the entire area. The trafficable, wear-resistant LiquidElast® Type P from BT innovation is particularly suitable for this purpose. If you want to secure the substrate against leaking chemicals such as fuels and oil, then the recommended combination is surface sealing with LiquidElast® Type P and joint sealing with InnoElast® Type 2. Both products are highly wear-resistant and resistant to chemicals. InnoElast® Type 1 is ideal for floor joints with larger movements in the substrate without chemical loads, for example from oil.

  • First seal the floor surfaces with LiquidElast® Type P,
  • Then seal the floor joints with InnoElast® Type 2.

The two components of LiquidElast® Type P should be mixed well in a well-ventilated place by stirring vigorously so that component B is transferred to component A. The mixture is then applied to the clean floor, spread with a trowel or spatula and rolled out evenly to a layer thickness of around 1 mm using a lambskin roller. Optionally, up to 15 wt.% quartz sand can be added to the LiquidElast® Type P mixture, e.g. the surface can be sanded with quartz sand.

LiquidElast® Type S – Your professional for permanent sealing of garage walls

First, the edges of the joint should be sealed with adhesive tape. After uncomplicated application to the surface, a rubber-like, waterproof membrane is created over the wall or building material. Brushing on should be done with a short velour roller or tassel. Sealing can be done from the inside or from the outside. Previous priming is not required. In the case of accumulating seepage water and water under pressure, it is necessary to apply a second layer. In case of pressing water and coating from the inside, you will need additional tiles or screed to prevent bubble formation. This is not necessary when sealing from the outside. Due to its special composition, LiquidElast® S can also be used on damp substrates. Despite wetness, the sealant does not lose its good adhesion, durability and the properties that make LiquidElast® S the best protection against moisture. The skin formation time is 30 minutes at a room temperature of 23°C and a humidity of 50%. The curing takes place with approx. 3mm/ 24h. Subsequent smoothing is not necessary.

ProElast® – The two-component solution for permanently sealing joints and butt joints

The ProElast® system of foil and foil adhesive is suitable for sealing damaged areas on the garage roof.
